The Manager, Real Estate Portfolio will lead all real estate activities required to support the development, construction, and long-term operation of natural-gas-fired power generation facilities across the United States. This role will oversee land acquisition, easements, access rights, option agreements, and real estate due diligence for both new development projects and acquired assets.
The ideal candidate is a real estate professional with strong commercial negotiation skills, knowledge of complex land transactions, and experience coordinating with legal, development, engineering, and finance teams. This role requires excellent relationship-building skills, the ability to manage multiple real estate processes simultaneously, and a high degree of comfort working across diverse geographies and regulatory environments.
Role Responsibilities:
Real Estate Strategy & Portfolio Management
Develop and execute a real estate acquisition strategy aligned with the company's power generation development pipeline and acquisition activities
Manage the full lifecycle of land control-including purchase agreements, lease agreements, easements, rights-of-way, and option agreements
Maintain a comprehensive national real estate portfolio, ensuring all plant sites, access routes, and utility corridors are secured and in compliance with contractual obligations
Support long-term land stewardship, including renewals, zoning requirements, landowner relations, and ongoing obligations
Partner with Project Development to identify, evaluate, and secure suitable parcels for new natural-gas power plants
Work closely with Legal to negotiate contracts, manage title issues, coordinate closing processes, and ensure compliance with company standards
Collaborate with Finance to support project valuations, land cost forecasting, budget reviews, and due diligence for asset acquisitions
Coordinate with Engineering and Development teams to ensure sites meet technical, permitting, environmental, and interconnection requirements
Negotiation & Stakeholder Relations
Lead commercial negotiations with landowners, brokers, utilities, local governments, and rights-of-way providers
Build and maintain strong relationships with key stakeholders across multiple states and regions
Engage with pipeline companies, local utilities, municipalities, and permitting authorities as part of site feasibility and land-rights acquisition
Represent the company in public meetings, community outreach, and sensitive landowner discussions when required
Due Diligence & Risk Management
Conduct and oversee real estate due diligence including title review, surveys, environmental assessments, zoning analyses, and encumbrance evaluations
Identify and mitigate land-related risks that could impact project schedule, cost, or feasibility
Ensure all real estate activities comply with federal, state, and local regulations, as well as internal governance processes
Maintain accurate documentation and real estate records, ensuring clear chain-of-title, proper filings, and timely contract renewals
Process Development & Portfolio Systems
Build scalable processes, templates, and checklists for land acquisition and site-control activities across the business unit
Develop a real estate database or management system for tracking parcels, easements, expirations, obligations, and project status
Support continuous improvement by implementing best practices in commercial real estate, energy infrastructure siting, and land acquisition
Job Requirements and Experiences:
Bachelor's degree in Legal, Business, Finance, Engineering, Geography, or a related field
Minimum 5 years of experience in commercial real estate, land acquisition, right-of-way management, or real estate development
Experience negotiating complex land transactions, including purchases, leases, options, easements, and rights-of-way
Understanding of land use practices, zoning, permitting, title review, and real estate legal documentation
Ability to work nationally across multiple jurisdictions with varying regulations
Excellent commercial negotiation, communication, and stakeholder management skills
Ability to travel domestically for site visits, landowner meetings, and negotiations
Experience in power generation, energy infrastructure, utilities, pipelines, or industrial project development
Familiarity with environmental permitting, interconnection planning, or greenfield project development
Experience supporting M&A due diligence related to energy infrastructure assets
Knowledge of GIS tools or land management systems (e.g., ESRI, LandWorks, Quorum)

Pay range: The annual base salary range for this position in Illinois or Massachusetts is $107,000- $150,000. The listed salary range represents our good faith estimate for this position and represents the range for new hire salaries across all U.S locations. Please note that the salary information is a general guideline only. RWE considers factors such as (but not limited to) scope and responsibilities of the position, candidate's education & work experience, training & certifications, and key skills as well as market and business considerations at the time of the offer.
